Rents are a function of wages. Not landlord input costs. What we can see here is that there is no shortage of property. Look at the yields if you consider median property price in Sydney or Melbourne. They are pathetic! Can’t be a shortage if yields are so low. Because rents would skyrocket!

I'd say none of that would be a problem if the rent was fair, and if you're making a disparaging comment about people actually knowing, or having rights, odds on, you're the problem not the ones you describe. "Trashing a pace" when they leave is a criminal offence and I'd say they'd get absolutely fucked for that one.
