Might start annoying people with the amount of property market spam if this keeps happening 🤣

without_my_remorse

I think it’s good. Might even make a flair so we can search for it specifically?

limpcrayon

done 👍

without_my_remorse

You’re too good mate!

limpcrayon

ikr? Glad I'm not the only one who looks for that...

TheEmpyreanian

Eh, looks like a 7k rig at least.

limpcrayon

Ad says 10kw but 28 panels so more likely 7kw panels on a 5kw inverter. Either way, plenty of roof space for more

TheEmpyreanian

7kW should be enough for a house that size and if it's 28 panels, it's probably 7kW. Still, why do you want more? Cyrpto mining or feeding back into the grid?

limpcrayon

Because my 10kw on my last place wasn't enough and it still cost me $300/month to run. It's gets exxy when you have 3 phase air conditioners, heated pool, 7 fridges/freezers, 9 tvs, a media room, an enterprise network, CCTV, servers etc etc and most of it running 24/7

Careless_Ad_5766

Are you running IT business off your home ? That's some proper setup for a house I've got 3 fridges and I felt bad for the consumption...

limpcrayon

I work from home in software for a multinational so it was important to me to make sure everything was secure and reliable.

TheEmpyreanian

Ah right, you're talking full kitted out homestead. Fucking hell, most of that I get but....six fridges? Bar fridge in every bedroom and a chest freezer? And...servers? WFH?

limpcrayon

4 beer fridges: 2 in the bar, 1 alfresco, 1 garage. 1 chest freezer, 1 upright and of course the kitchen fridge. Yeah wfh but servers ran media for the house, backup, storage etc. It's only going to get worse, I've started building a cluster, so now got 8 or so computers running 24/7. Next place I'd like 30kw and a couple batteries

TheEmpyreanian

Solid sense of priorities. I've sort of kept drinking except for whenever I feel like it, so it's not high on my list anymore. Problem with the batteries is that they have a nasty habit of going boom-boom. There are some new solutions on the way which are looking interesting.

Stanlite88

There is no ducted air, I reckon the house is on single phase which in qld would limit it to a 5kw inverter and 6.6kw of panels.

Oh I know you can put more in... just most plebs will put the max export in. Because it makes "money" for them.

Clear-Context6604

I suspect that this is happening in my area (south coast NSW) a lot because recently, most sale prices are not being publicly reported, whereas they pretty much all were previously.

without_my_remorse

People don’t want to be seen selling for less?

limpcrayon

Agents don't, hurts current listings if the recent comparable sales aren't doing too well. I was actually thinking about this a few weeks ago, tracking the number of sales that list the price vs withholding as an indicator to how the market is doing. I'd expect an increase in withheld sales prices (as that's what I was seeing at the time) when the markets not doing too well.

Clear-Context6604

Yep, that’s it. Hurts current listings not only in terms of the price that they might be able to get, but also in terms of stifling demand if people see house prices headed south. Agents are now starting to refer to the downturn in sentiment in the ads. One agent bizarrely does a dance to “my generation” the relevance of which he alleges is that if you buy his overpriced property you’ll still come out in front in a few generations time. No shit- I can find the link if anyone wants to see it.

limpcrayon

Oh. My. God. 😂 Please, if you find that ad, do share. Can I post it to ausfinance?

Clear-Context6604

https://m.realestate.com.au/property-residential+land-nsw-bega-203315867 I can’t seem to link directly to the video but the listing is there.

limpcrayon

That.. sure was something. 😬

without_my_remorse

Yeah I didn’t think of that angle!

Posibile

Thats a nice place, I wonder why contract crashed though - maybe bank val?
