This is a common scam - if you take a look over in the r/Scams sub you will see this time and time again. If you engage, they will say you need to pay money to get your name off the "hit list". They likely got your photo/address/phone number from commonly found information on social media, or through sold data. No one is coming to get you.

If you own your home it very common your name is attached to your address on a local government website and some common third party websites. In many jurisdictions, people have a right to know who owns a particular parcel of land and if this information is already stored electronically, it quickly becomes cheaper to stick it online rather than have clerks respond to inquiries in person or on the phone. In my state there's legal precedent that removing that information without justification violates public access laws. If you are worried, an LLC can shield you somewhat.

This. I work in prison and have a *very* unique last name... in prison everyone gets called by their last name (staff and inmates). Literally anyone who googles my last name and my job title (I also have to maintain public, professional licensure) gets my full name. If you google my full name and the word "address" you get multiple hits containing my full address. When we bought our house I researched everything I could to keep myself off of these lists. Even consulted a couple lawyers. Basically the only way to accomplish keeping my name detached from the address was to pay cash for the house: Law requires name to to be attached to address. Law requires name and address to be available as public record if requested from county clerk's office. I do have the option to put the house in the name of a trust... BUT... as long as I'm financing then the bank is legally required to keep my full name *in* the name of the trust. So if I were paying cash I could put the house under the name "Big Butt Cheeks Trust" and be fine... but as long as I'm financing the house it would have to be "(My Full Name) Big Butt Cheeks Trust." As you can probably imagine I couldn't quite afford to pay cash for my house.

So, you are can transfer the land deed and property title from, u/LiquidArrogance (bank goes here that has mortgage) into a land trust, regular trust or even better to gain anonymity, irrevocable trust. You can't apply for a mortgage like this. Once all the paperwork goes through, a trust attorney can get it all set up. I've done multiple properties like this. They are still on mortgage. The property tax bills go to a p.o. box and list the trust as billable. If you do a county record look up on my properties, it just shows the trust name. There is a chance this could not sit well with your bank and they could call the note due in full. In my experience, banks don't care as long as you pay them. This could vary by state to state as well. I had zero problems setting it up, everything was on the up and up. I but all the vehicles into the trust as well. If a cop runs the tag, the trust name appears lol.

Depends on the county\\locale -- you could explore options with the county, if there is a legit safety concern maybe they could blank the recent sales. The location of my primary residence doesn't have share the names of the folks from the recent transaction; but the county where I have some recreational land does record that on 1 of the parcels that are part of the transaction. (ex, if you transfer 3 40ac parcels in a sale, the parcel report for only one of those 40 will have the last name of the previous owner and whom the sold to) -- administrative subdivisions seem to blank that out too. If the county isn't helpful, something silly like transferring between two trusts would maybe scrub that.

It's how you build generational wealth within your family, keeps assets from probate court on death or split into 20 something shares for 20 something greedy hands. Many other advantages as well. Go hire the very best trust attorney.

I google myself, my mom and my sister a couole times a year and then file a request that they remove our information from their listing. Usually new websites pop up or someone else sells our info and it shows up again. Your name will show up with your address regardless of whether you own the place because any time you sign up for something and use your address, those companies sell your info.

The issue with a mortgage is that it is state record (in the US at least) and a lot of states have that information available as a public record. The sites that list your information are data aggregators, so they are scraping data from everywhere they can which includes public records as well as the method you mentioned. While it's easier to just get info on someone from a sketchy website, it's still easy to find it from a legitimate/the original source even if you have to pay a few bucks to the state to get it. Source: work in cybersecurity/privacy and spent a lot of time learning how to gather data

Aside: this used to cause me no end of headache trying to search UCC databases with no company credit card. My attorney was always telling me, whenever I ran to borrow their card like a beggar for the states that instituted a paywall: "This information is supposed to be free." Me: "You can thank bots and scrapers looking to monetize the information for that; don't know what else to tell ya." Since they asked me over and over again, I was never quite sure if it stuck...

That's why it is always advisable to rent a PO Box and use that as your "official address" or billing address for anything you possibly can. A lot of data mining is done from records that have been sold by credit card companies. Of course, it's not always possible to get your physical address from being listed online in some places, but the longer I've had a PO Box, the more frequently that is the address that is found for me publicly online.

I've owned my home for 30+ years; as I stated above, it's not possible to remove your name from being associated with a property from every single place online, but it does help reduce the number of scammers the longer you maintain a PO Box. Of course, the amount of junk I receive at the PO Box is a while 'nother issue!

I think someone has fed you a bit of misinformation. Contact a real estate attorney, literate in trust documents. Doing what you are saying the courthouse is forcing you to do literally breaks the trust. Not sure what state you are in, but you *should* be able to own your house under Big Butt Cheeks Trust, somebodyyouknowandtrustwithmorecommonname, as Trustee. That’s what appears in courthouse and public documents. Trust document shows trustee name, and LiquidArrogance as beneficiary/ies. Trust document is shown to bank for lending purposes. Banks make a copy of your trust, but it should not be filed at courthouse. Source: we’ve done this for the past 20 years, and have always intentionally kept a mortgage on primary residence. As someone else suggested, all of our mail goes to our *mailing* address, which is a local UPS store, giving you a bonafide secondary address. There’s an additional bonus of never having to worry about porch pirates again. All packages go to the mailing address, and are kept safely behind a counter.

I'm trying to set something like this up. I already have no mail coming to our current residence which is great. We just bought some property with a loan with the intent to build as our future primary residence. The bank forced us to put our real names on all documents. Now that it's purchased, I was planning on doing the whole trust thing but we'll need to get a new/modified loan to build on the property. You are saying that it's possible to get a loan even on the property put in the trust? Are you in the US?

I know the laws are different everywhere but could you have formed an LLC or something to buy your house? I had to do property research a few times and would often see homes owned by an LLC that was basically the property address, so like "123 Main St LLC." To me it seemed that this was done by people to avoid having their names in public records but there could be other reasons for it.

Police stations do close, you call 911 for an emergency. There are still cops/emergency services who operate 24/7 but the non-emergency line and city police station itself are usually closed certain days if you're not in a major city. In my town it's closed on Sundays but that doesn't mean you can't call 911. It just means all the clerical and office staff aren't at the actual police station building.

I lived in a town where the station was staffed 9-5 and otherwise closed. Their handicapped ramp was so disused there was a spiderweb that was 5ft around over it. In small towns where very little happens, this is common. There's no point to having staff overnight when officers can bring their duty vehicle home and be summoned by county dispatch.

If the police station is closed, call the sheriff office. That's county wide police and much less likely to be closed. Also any station near me reroutes to dispatch on a lower priority line if the station is closed.

If you live in an area where the police station closes down at night, the odds of MS13 being around are slim to none. Further, that gang has been used as a scare tactic by conservative news who have grossly overstated their presence. MS-13 is basically the moser equivalent of “the call is coming from inside the house!” legends. They exist, but not in the capacity the American public has been led to believe, similar to the whole kidnapped girl = human trafficking. The myths that are spread are nothing close to the realities. I live in California where MS-13 is very active. I work with gang Affiliated youth as a social worker. The fear around that gang is well founded. They are extremely dangerous. Most schools won’t enroll youth who are MS Affiliated because of the severity of the crimes. There is reason to fear them most definitely, but you’re right about being in an area where the police station closes. There’s not going to be any MS activity there. Basically the closer to South America, Mexico and California you are, the more MS-13 activity there is. Maybe it’s in Chicago and New York by now, I’m not sure.

I’m in NYC. There are some claims of them being on Long Island, and they do fucked up shit, but they’re primarily teens who just claim a gang like bloods & crips when we were kids. Iirc, we had an incident where two or three young teens shot and killed two young girls, claiming it was bc they disrespected MS13 or some shit. A horrific tragedy but it’s also like kids that were ages where they still get smacked for back talking their moms. It’s weird. I think it’s possible that there are small break off groups of major gangs. But I worked with youth in Illinois who were not gang affiliated, and they’d just say that they were a blood or a crip now. I remember thinking, they’d kill this kid for Saying that. One important factor: age is important. Gangs tend to recruit very young kids. They’re easier to groom and they want older friends. I’ve met 8 year olds with gang related tattoos. I knew a 13 year old that had his full neck tattoo. In many gangs there are certain tattoos that signify your standing in the gang. That 13 year old had - if the tattoo was correct - committed a very serious crime.

Social worker here that has heard this in many different forms from clients, and I'll tell you what I tell them: nobody that's a real gangster is going to incriminate themselves by sending threatening text messages. Time and time again, they are smarter than that. It's always either petty salty drama or a scam 🙄

seems pretty scammy to me. If ms 13 had a beef with you they wouldn't send you threatening stuff on the internet, they'd just kill you. If they were looking to extort money from you they would show up at your house and beat the crap out of you then ask for money. If you were with a hooker recently it could just be a scam that the pro's pimp is running although that seems wrong too. Pimps generally will just blackmail you. my guess is most likely some scammer got your name, address, phone # and picture and sent the scary text to be followed up soon by a text demanding x amount of money. if you don't get them demanding payment soon i would worry. please keep us posted.

Report the number when you can, but don’t text back. This happened to my SO earlier this year. They sent him his name, old address, wife’s name, etc., along with a ton of gruesome photos of butchered people. He reported it and was told what many people are saying here. It’s a scam for money, and a really messed up one at that.

There are steps you can take to hide your address, use a P.O. Box on outgoing mail, also those "Public lookup" websites which use information from public records usually have some sort of process where you can request they remove your information from them. Problem is you need to do it for each website individually, and there's no guarantee they'll actually do it. There is sadly no way really for you to completely remove your name from public records that I've seen, if anybody knows how to fully anonymize yourself in this regard please let me know.
